Our pricing is simple, transparent, and strictly performance-based. We charge a monthly management fee of 6% for Emeryville properties (7.5% outside of Emeryville) based exclusively on rent actually collected. If your unit sits empty, our fee is zero. Simply put: we don't get paid until you do.
Tenant placement is a one-time fee of 50% of one month's rent, billed only after the tenant has signed and paid. Beyond that, what you see is what you get. We charge zero setup fees, no cancellation penalties, and no fees for lease renewals or inspections. Our contracts are month-to-month, so you can cancel with a 30-day notice. We also never mark up repair costs. All maintenance invoices and eviction attorney fees pass through to you at exact cost.
